Freehold ownership for non-Omanis

Four parameters of freehold ownership for non-Omani buyers.

01  |  Ownership
Title in your name, indefinitely.

Full freehold ownership inside designated freehold and ITC zones, governed by Royal Decree 12/2006 and Law 29/2018. Sell, lease, or pass to heirs. No local sponsor required.

02  |  Residency
Two-year visa, auto-renewed.

Property residency permit granted within 7 working days of title registration. Renewed every 2 years for as long as you hold the property. Spouse, children, and dependent parents included.

03  |  Tax
Zero income, capital gains, and annual property tax.

Personal income tax is 0% until at least 2028. No capital gains tax on resale. No annual property tax. A one-time 3% registration fee applies. 5% VAT applies to new-build purchases.

04  |  Upgrade path
Long-term residency at higher tiers.

Investments of 250,000 OMR ($650K) qualify for the 5-year Silver Visa. 500,000 OMR ($1.3M) qualifies for the 10-year Golden Visa. Buyers can combine units across both projects to reach either threshold.

Documents

Valid passport. Proof of funds. Police clearance. Health certificate.

Process

10% reservation deposit, SPA signed, balance per payment plan, title registered with MoHUP, residency applied via Royal Oman Police.
